What is the best way to find properties?

yellow-house-for-saleOne of the biggest challenges that people face today is finding properties. However, I have an amazing solution for that in just a few minutes… You will NEVER have a problem finding properties again. But, before I get into this, I want to share with you several “other” methods for finding motivated sellers and potential properties to flip.

My whole business model is built around finding homes that are in foreclosure or vacant.  The reason why is because there is so much opportunity with the lease amount of competition.  I have strict rules I follow.  Criteria that needs to be met in order for me to consider it a good prospect.

With that said here are some ways you can find properties.

1. Legal Newspapers

2. Real Estate Agents

3. Title Companies

4. Newspaper Ads

5. Driving Neighborhoods

6. Courthouse

As I mentioned earlier, there is one method of finding that I’ve used that absolutely crushes it, and real estate agents fall in this category.

It’s called Bird Dogs.  These are people like real estate agents, postal workers, utility meter readers, paper carriers, etc.  People are are seeing properties every day.  And since they are already in the neighborhoods, let’s leverage their time and resources.

The greatest part about all this – I have a total turn-key platform that manages it all for me.  I’m talking training, managing, fulfilling everything.  It’s the most incredible data management platform you’ll ever see.  I use it everyday in my business because it saves me hundreds of hours each month.

It gives me a lot more freedom to focus on more income producing projects.

The system I’m referring to is called iFlip.  Go take it for a test-drive when you get a chance.  You’ll be glad you did.

One of the biggest reason why I love iFlip is because it attracts all my bird dogs for me.  All I have to do is place a simple ad and here come the bird dogs.  And I’m not talking just a few.  I’m talking sometimes hundreds.

Now, not all of them are going to be sending you properties everyday, so the more the better.  And with iFlip it doesn’t matter, because it manages them all for you.

And it also trains them.

So that way you are not wasting you time with the 90+ who will never send you a property.

The system shows them exactly how to find them, what to look for, what to send you and then keep track of everything.  It’s pretty cool.

Here’s what you need to teach each of your bird dogs –

Signs of vacancy include – grass 3 feet tall, newspapers in driveway, burnt lawn, house looks empty from window because blinds are gone, foreclosure notice on door, if in a colder climate – no tracks in snow, missing meter.

These are all good candidates for what we are trying to accomplish.

Get your bird dogs to send you pictures, address, etc. so you can start doing your homework.

Then make sure you pay them depending on what you agreed.  It doesn’t have to be much.  I usually pay $5 to $10 per referral and then a payment if we sell the house.

It works great for what we are doing.

So get those bird dogs working for you finding properties that meet your criteria.  It will save you a ton of time.
